Your Polished Concrete Questions

We get asked these a lot in Darwin: will your slab polish, how much stone to show, living with polished floors in the tropics, day-to-day cleaning and how polishing stacks up against grind and seal.

Plenty of slabs do, but we would rather show you than guess, so we grind a small test area before we commit to an answer. What we look at is how much stone sits close to the top and how evenly it is spread, how flat the slab is, and whether there is glue, tile bed or heavy patching to remove first. A well-laid slab with good stone can come up beautifully. If yours has a weak top layer, lots of repairs or very little stone near the surface, it may end up patchy whatever we do, and an overlay or a ground and sealed finish will probably give you a better result. Many older Darwin homes have slabs that were only ever meant to sit under carpet or tiles, so a trial patch really helps.

This is the decision that changes the look the most, so we always suggest you see samples first. A light cream polish, or the fine speckled salt and pepper finish, only skims the top of the slab. It looks calm and subtle and is more forgiving if your floor is not perfectly level. A full stone exposure means grinding deeper until the aggregate shows clearly. It is a bold look that suits cafes, shops and modern homes, but it needs a slab with plenty of evenly spread stone, and the extra grinding adds to the price. It is hard underfoot, so you will notice the difference from carpet or timber, and anything glass you drop will probably break. The big plus up here is how cool it feels. Concrete kept out of direct sun stays pleasant to touch, which you will appreciate through the build-up and the wet season, especially under deep eaves or a wide verandah. Unlike carpet, it gives mould spores and dust mites nowhere to settle in our damp months. Hard floors can make a big open room a bit echoey, but a few rugs, curtains and soft furnishings usually fix that.

For most homes, regular sweeping or vacuuming and a damp mop with a pH-neutral cleaner is enough. The main thing to avoid is acid. Vinegar, citrus cleaners and some bathroom products can etch the surface and leave dull, cloudy patches that need re-polishing to remove. Try to wipe up wine, oil and juice quickly, particularly while the floor is new. Put mats at your outside doors to catch the sand and grit that gets walked in during the wet, because grit is what slowly wears down the shine. You never have to recoat it like timber, though a light re-polish can freshen a busy floor after many years.

They look similar at first, but they work differently. With a full mechanical polish, we grind the slab through progressively finer diamonds until the concrete itself has a shine, and we harden it with a densifier along the way. There is no coating to wear off. A grind and seal involves a coarser grind to clean and flatten the floor, then a clear sealer provides the gloss and protection. It costs less and works on slabs that will not polish well, but the sealer wears in high-traffic areas and needs redoing from time to time. A polished floor lasts longer, will not peel and looks finer up close.
